From 7 to 16 people, always one group at a time. Whatever the team needs is set up before it arrives: there’s no fixed package, there’s a house that adapts and two people on the other end of the phone.
How it’s usually used
Working days, retreats and offsites
Teams that shut themselves away for two days to decide something. Departments that want to work together away from the office. Companies bringing people in from other offices. And anyone who needs to show something to a small group without doing it in a hotel function room.
The group stays in the house. Everything else we talk through on the phone, because every case is different.
What gets set up before anyone arrives
Arrival
Staggered arrivals, night flights, someone turning up a day early. We arrange it so nobody waits at the gate with a suitcase.
Setting the house up
If the stay has a particular purpose, the house is prepared for it. It’s what we do anyway for anyone coming to celebrate something.
Assigning spaces
There are several sitting rooms, an enclosed climate-controlled pavilion for twenty-eight and a room with a projector and large screen. We decide what gets used for what before you arrive.
Space and access
A hundred metres of tarmac drive by twelve wide, and seven hectares of land around it. A van fits, a trailer fits, or a vehicle you need to demonstrate on or off the tarmac.
Meals
A team that’s working doesn’t cook at lunchtime. It’s arranged in advance: how the kitchen works at Villa Paula.
The invoice
An invoice with VAT itemised, in the company’s name. It’s what almost no rental house offers and the first thing any finance department asks for.
A hundred by twelve, and seven hectares
Room for what doesn’t fit in a hotel
The internal drive is private, tarmacked, a hundred metres long by twelve wide. Twenty vehicles fit, and so does a trailer, a small build truck or a car that needs a solid surface to drive on.
Around it there are seven hectares of land. A dirt course for testing off-road vehicles can be set up there, arranged in advance. It’s private ground: nobody is watching and there’s no one to ask permission from.
There’s also a garage and an EV charging point. They’re the kind of thing nobody thinks about until they’re needed, and then there’s no alternative nearby.
Minutes from the exhibition centre
If the team is here for a trade fair
The exhibition centre is ten minutes from the airport, and the house is five. A team of six or eight coming to build a stand can sleep together, park the vehicle inside, have dinner at the house after the build and leave in the morning without crossing the city.
It’s the opposite of splitting up across rooms in a stopover hotel, and it works out cheaper once the team is more than four.
The minimum is two nights. So a team can arrive on Tuesday and leave on Thursday, which is how trade fairs run and exactly the nights hotels charge most for.

Sixteen people sit at once, with room for a laptop and a coffee.
On the porch, first thing
The sun comes in first thing. It’s where the real conversations happen, before the day starts.

The armchairs are arranged so sixteen people can hold a single conversation.

Dinner, afterwards
Nobody gets in a car to drive back to a hotel. You have dinner at the house and carry on talking.

Rain
The pavilion is enclosed, climate-controlled and has a wood stove, and seats twenty-eight. Indoors there are several sitting rooms. A wet day doesn’t change the plan.
Something going wrong
We offer 24/7 support throughout the stay. Over the years the power has gone and the water has been cut off, and nobody went without dinner or a shower.
